We tell you what your roof needs. If replacement isn’t the right call, we’ll say so.

A roof replacement involves removing your existing roofing material down to the deck, inspecting and repairing any structural issues, and installing a complete new roofing system. It’s a significant investment. Done properly with quality materials, it should last 25 to 30 years when done properly with quality materials.

At Flex Roofing, we walk you through every step before we start. You’ll know what materials we’re using, what the timeline looks like, and exactly what it costs. No surprises. No scope creep. No upsells once the crew is on your roof.

Most residential replacements in the Nashville area are completed in a single day. Larger or more complex roofs may take two. Either way, we confirm the schedule with you in advance and leave the property clean when we’re done.

What’s Included

Every Step,
Every Time

This is what a complete replacement looks like at Flex Roofing. Every item on this list is standard. No add-ons, no upgrades required.

01

Full Tear-Off

We remove all existing roofing material down to the deck. No layering over old shingles. Layering traps moisture, adds weight, and hides problems. We don’t do it.

02

Deck Inspection & Repair

Once the old material is off, we inspect the full deck for soft spots, rot, or damaged sheathing. Any compromised sections are repaired or replaced before anything else goes on.

03

Ice & Water Shield

Self-adhering membrane installed at eaves, valleys, and around all penetrations, the areas most vulnerable to water infiltration and ice damming.

04

Synthetic Underlayment

A layer of synthetic felt across the full deck before shingles go on. Stronger and more moisture-resistant than traditional felt paper, and it stays put during installation.

05

Shingle Installation

Architectural or impact-resistant shingles installed to manufacturer specifications: correct nailing pattern, correct overlap, correct starter course. Done right, not done fast.

06

New Flashing

All flashing at chimneys, walls, skylights, pipe boots, and roof-to-wall transitions is replaced. Old flashing is one of the most common sources of leaks. We don’t reuse it.

07

Ridge Cap & Ventilation Check

Ridge cap installed along all hips and ridges. We also check and address ventilation. Improper attic ventilation is a leading cause of premature shingle failure.

08

Cleanup & Nail Sweep

Full debris removal, dumpster haul-away, and a magnetic nail sweep of the yard, driveway, and landscaped areas. We don’t leave until the property is clean.

09

Final Walkthrough

We walk the job with you before closing out. If anything doesn’t meet your expectations, we address it before we leave. That’s the standard.

Is It Time?

Signs You May
Need a Replacement

Not sure if your roof needs repair or a full replacement? These are the signals we look for during an inspection. If you’re seeing any of these, a free estimate is the right next step.

Age: 20+ Years

Most asphalt shingle roofs have a functional lifespan of 20 to 30 years. If yours is approaching or past that range, replacement is often more cost-effective than continued repairs.

Multiple Leak Points

A single leak is usually a repair. Multiple leak points in different areas of the roof signal widespread deterioration, which signals the whole system is failing.

Granule Loss

Heavy granule accumulation in gutters or downspouts means your shingles are past their protective prime. Once granules are gone, UV and moisture damage accelerates quickly.

Storm Damage (Insurance)

Widespread hail or wind damage often qualifies for a full insurance-covered replacement. We inspect and document the damage to support your claim.

Sagging or Soft Spots

Any visible sagging or soft areas underfoot indicate deck damage or structural issues. This goes beyond shingles. The substrate itself needs attention.

Visible Daylight in Attic

Light coming through your attic means there are gaps in the roofing system. At this stage, water infiltration is likely already occurring.

We’ll walk you through your material options during the estimate and help you choose based on your budget, aesthetic preference, and insurance requirements. All of the products we install are from established manufacturers with strong warranty programs.

Most Popular

Architectural Shingles

The standard for residential replacement in Middle Tennessee. Dimensional appearance, 25–30 year lifespan, available in a wide range of colors. Strong value for most homeowners.

Best for Hail Areas

Impact-Resistant Shingles

Class 4 rated shingles designed to withstand hail impact. Often qualify for homeowner’s insurance discounts in Tennessee. A smart investment in storm-prone areas.

Premium

Designer / Luxury Shingles

Heavier, thicker shingles that mimic the look of slate or cedar. Longer lifespan, stronger warranties, and a higher-end aesthetic for homes where curb appeal matters.

What Affects
the Price

Most residential roof replacements in Nashville run between $8,000 and $20,000. The range is wide because several factors affect the final number. We give you a precise, itemized estimate after inspecting your roof.

FAQ

Roof Replacement
Questions

Answers to what homeowners ask us most about full roof replacements.

Most residential replacements are done in a single day. Larger homes, complex roof shapes, or roofs requiring significant deck repairs may take two days. We confirm the timeline with you before scheduling and let you know what to expect on installation day.

You don’t need to be present during the installation itself. We do ask that someone is available for the final walkthrough once the job is complete. Let us know in advance about pets, parked vehicles, or landscaping we should be careful around.

It comes down to age, extent of damage, and whether the issue is isolated or widespread. A roof under 15 years old with a single problem area is usually a repair. A roof over 20 years old with multiple issues, widespread damage, or significant storm damage is typically a replacement. We give you an honest read either way. We don’t push replacements when repair is the right call

Most homeowner’s policies cover storm damage from hail and wind, but not general wear and age. If your roof has storm damage, we inspect it, document everything, and work with your insurance adjuster to support the claim. If it’s covered, your out-of-pocket cost is typically just your deductible.

We don’t. Roofing over existing shingles (called a “lay-over”) traps moisture, adds weight to the structure, hides deck problems, and shortens the life of the new shingles. It’s a shortcut that creates problems down the line. We always do a full tear-off.

Architectural shingles installed correctly with proper underlayment and ventilation typically last 25 to 30 years in Middle Tennessee’s climate. Impact-resistant and designer shingles often carry longer manufacturer warranties. Proper attic ventilation is one of the biggest factors in maximizing shingle lifespan. We check this as part of every replacement.
